Restoration Process
How We Help You Through the Fire Damage Restoration Process
Emergency Board-Up and Site Security
The first thing we do is secure your property. Open windows, a damaged roof, or unsecured doorways become a serious problem the moment Pacific Northwest weather moves in, and it doesn’t wait. We board up all structural openings, tarp the roof where needed, and lock the site down. This step is also typically required by your insurance policy to keep your claim intact.
Damage Documentation
Before we touch anything, we document the full scope, photographs, measurements, written diagnostics, and 3D modeling of the structure as it stands post-fire, to determine the extent of damage and the scope of restoration work. This becomes the technical record behind your insurance estimate. Local expertise also helps with code-related scoping and compliance in SeaTac. We write the scope and submit it to your carrier directly. Work only begins after the estimate is agreed and a contract is signed.
Smoke Damage Restoration Services: Soot and Odor Remediation
Soot doesn’t stay where the fire was. It moves through HVAC systems, wall cavities, and attic spaces, and smoke damage often follows the same hidden pathways, especially in SeaTac’s older balloon-frame homes in Kennydale, Fairwood, and central SeaTac, where those pathways run deep. We identify the type of soot present (dry, wet, or protein-based), because each requires a different treatment. That matters because smoke residue can settle on framing, drywall, and other structural surfaces, as well as in concealed areas, so the cleanup approach has to match what was affected. We clean structural surfaces, treat ductwork, and neutralize smoke smell at its source rather than masking it, using proper equipment such as air movers to address lingering odors. In SeaTac’s humid climate, a partially treated odor will come back. Professional soot removal and smoke damage restoration services are essential to restore indoor conditions fully.
Water Extraction and Drying
Firefighting water can leave behind serious water damage in flooring, subfloors, insulation, and drywall. Mold growth can begin within 24 to 48 hours of moisture intrusion. We handle water removal, extract standing water, deploy industrial drying equipment, and monitor moisture inside walls and framing with thermal imaging until everything reaches a safe dry standard. Rebuilding over wet materials creates mold problems down the road, we don’t cut that corner, and a fast professional response helps prevent further damage and added repair costs.
Structural Repair and Reconstruction
Once the structure is clean and dry, the restoration process moves into repair and reconstruction. You’ll have a dedicated project manager from contract signing through completion, overseeing all restoration work, scheduling, materials, and code compliance. Our QA team inspects work at defined milestones throughout the build. Where salvageable, we repair structural damage; where areas cannot be saved, we rebuild them.
If your home is a total loss, the process shifts to full ground-up reconstruction to address structural damage to the building. We handle both. After our inspection, we’ll tell you clearly which path applies and what to expect, using appropriate building materials to restore the home to its pre loss condition.
Full Structural Reconstruction
As a licensed Washington General Contractor (GOLDECC809P1), Golden Coast handles the complete rebuild — insulation, drywall, roofing, flooring, cabinetry, and final paint. One contractor manages the entire process from emergency response through move-in, guiding you through the restoration process from start to finish. Depending on the extent of damage, the fire damage restoration process may also include structural repairs as well as reconstruction. When needed, our fire restoration services can also include contents restoration with pack out and secure storage. If the loss is total, the process shifts to full ground-up reconstruction, which follows a different timeline; we’ll tell you clearly which path applies to your property after inspection, and the full restoration process may take anywhere from 2 weeks to several months depending on damage severity.
Contents Handling
Your belongings, furniture, clothing, documents, keepsakes, are inventoried, packed, and stored in a climate-controlled facility. Salvageable items are cleaned and restored through specialized processing. When your home is ready, everything comes back.
What to Do Right Now
If the fire happened in the last 24 hours, and with fires causing over $25.5 billion in property damage annually, work through these steps in order:
- Call your insurance carrier first and open a formal claim before committing to any contractor.
- Stay out of the structure until the SeaTac Fire Department or a licensed structural engineer has cleared it as safe. Hazards are often invisible.
- Don’t throw anything away yet. Insurers need to document all damaged property before removal. Disposing of items early can reduce your payout.
- Call Golden Coast at (425) 626-2914 to schedule an initial assessment. We’ll help determine the safest path forward and start coordinating with your insurer.
The sooner we can get eyes on the property, the better protected you are, from further damage, from mold, and from gaps in your claim documentation. Call (425) 626-2914.
What to Watch Out For
After a fire, contractors will reach out quickly. Most are legitimate. Some are not. Here’s how to protect yourself:
- Verify any contractor’s registration at verify.lni.wa.gov before signing anything. Under RCW 18.27, anyone doing structural work in Washington must be registered and bonded. An unregistered contractor leaves you with no protection if something goes wrong.
- Be wary of anyone who quotes a firm price without inspecting the property first. Damage cannot be scoped remotely. A number given over the phone is not a real estimate.
- Washington State law gives you three business days to cancel any residential home improvement contract after signing. No legitimate contractor will pressure you to waive that.
- Down payments on residential contracts are capped by state law at the lesser of $1,000 or 10% of the total contract value. If someone asks for more upfront, that’s a red flag.
Golden Coast is L&I registered and IICRC-certified, with a permanent office in SeaTac. We’re not a franchise dispatch or a call center, our project managers, estimators, and technicians are direct employees you can hold accountable.
Why SeaTac Homes Require Local Knowledge
Older Housing Stock
Much of SeaTac was built between 1950 and 1985. Balloon-frame construction, common in that era, lacks horizontal fire blocking, so smoke and heat can travel vertically through wall cavities faster than in newer homes. Aluminum wiring, used widely from the mid-1960s through the 1970s, also degrades over time and frequently requires code upgrades during restoration. Pre-1980 homes require mandatory hazardous materials testing for asbestos and lead before any demolition begins under state law.
Climate and Humidity
SeaTac’s ambient humidity is persistently above national averages. Suppression water doesn’t evaporate quickly here without mechanical intervention. That 24-to-48-hour mold window is not theoretical, it’s a real constraint in this climate, and it’s why rapid extraction matters.
Wildland-Urban Interface
SeaTac’s eastern edge, bordering the Cascade foothills, carries real wildfire exposure during dry months. WUI fire damage looks different from an interior structural fire, assessment and documentation need to account for how far flames and smoke may penetrate the structure, along with particulate damage to siding, thermal degradation of decks, and ember penetration through attic vents, with hidden damage common in these wildfire-adjacent losses and requiring documentation during assessment.

Frequently Asked Questions
Yes. We generate itemized scopes using the same estimating platforms your adjuster uses, compile all required documentation, and negotiate directly with your carrier. Our job is to make sure the documented scope matches the actual damage which protects your claim.
Restoration applies when a restoration company finds the primary framing is structurally sound and damage is contained to specific zones or systems. Full reconstruction applies when the answer, under the fire damage restoration process, depends on the extent of extensive damage found during inspection or when thermal damage is widespread and the municipality declares a total loss. We give you a clear, evidence-based answer after our on-site inspection, noting that restoring fire-damaged homes may involve either targeted restoration or full reconstruction. Getting multiple assessments on a significant loss is always reasonable.
Yes, and for pre-1980 homes, it’s mandatory under Washington State law. We conduct hazardous materials testing as part of the pre-demolition process on every applicable property, which is especially important for property owners dealing with older homes after a fire. Asbestos and lead remain the primary focus, and we only address mold remediation if disturbed moisture conditions or contamination are found during testing.
We use a milestone-based payment schedule tied to verified project phases. State law caps residential down payments at the lesser of $1,000 or 10% of the total contract value. No payment is released until the corresponding phase passes inspection.
Washington State law gives you three business days to cancel a residential home improvement contract in writing after signing, and people dealing with fire loss sometimes sign too quickly under pressure. If you have concerns about a contract you’ve already signed, issue a written cancellation notice and review it with your adjuster. Emergency services should still be secured promptly to protect the property while contract issues are sorted out.
